A suburb in the middle of changing

Melrose Park sits on the northern bank of the Parramatta River between Ermington, West Ryde and Meadowbank, and it is split between two councils: part City of Ryde, part City of Parramatta. The western part of the area was long industrial, and from 2016 a large redevelopment has been converting that land into thousands of new apartments. The result today is an unusual mixture: established houses on one side, warehouse and light industrial fabric in places, and brand-new residential buildings alongside.

Which roof you have decides the job

Older detached houses. Tiled, brick, mid-century. The faults are the district standard: bedding and pointing failed under the ridge and hip capping, rusted valley trays, broken tiles and gutters that have lost their fall.

Industrial and commercial sheeting. Long-run metal over large spans, where the fasteners, the end laps, the gutter sizing and the penetrations are what fail. Often these roofs have had decades of patching and the patches are now the problem.

New apartment buildings. Low-pitch decks, membranes, box gutters and plant penetrations, which is a sheet metal and waterproofing proposition rather than a roofing one in the traditional sense.

Because the suburb straddles a council boundary, it is worth confirming which council your address actually falls under before any application is needed. We check that rather than assume it.

The river frontage also means salt in the air, so fasteners, flashings and gutters should be specified for it.
